An asset depletion mortgage loan, also known as an asset-based mortgage or asset qualification loan, is a type of mortgage that allows borrowers to use their liquid assets, such as savings, investments, or retirement accounts, to qualify for a home loan instead of relying solely on traditional income documentation. No income documents are required.
Asset-Based Qualification
Instead of relying solely on traditional income sources such as employment or self-employment income, lenders consider the
borrower's assets to determine their ability to repay the loan. Liquid assets such
as savings accounts, stocks, bonds, mutual funds, retirement accounts, and other
investments are considered in the underwriting process.
Asset-Depletion Calculation
Lenders calculate the borrower's monthly income based on a specified percentage of their liquid assets. This calculation typically
involves dividing the total value of the assets by a predetermined number of
months, such as 360 or 180, to determine the monthly income used for qualifying
purposes.
Credit Requirements
Borrowers still need to meet credit requirements to qualify
for an asset depletion mortgage loan. Lenders assess factors such as credit score,
credit history, and debt-to-income ratio to determine the borrower's
creditworthiness.
Down Payment
Asset Depletion mortgage loans require a down payment,
although the specific amount can vary depending on factors such as the
borrower's credit profile and the lender's requirements. The minimum down
payment required is 20%.
