Fix and Flip Loans
Sized to the Finished Value
Financing for the purchase and the renovation in one loan, with rehab funds released in draws as the work is done. Built for investors who buy, improve and sell, on a first flip or a tenth.
One property.
Purchase, rehab and exit in one plan.
A profitable flip depends on buying right, funding the rehab on schedule and having a clear exit. We structure the loan around all three: the purchase price, the scope of work and the after-repair value (ARV) of the property.
Financing built around
the life of a flip
-
Purchase and Rehab
One loan covers a share of the purchase price and the renovation budget, capped at a share of the after-repair value.
-
Rehab Draws
The renovation budget is released in draws as work is completed and verified, so you pay interest only on what you use.
-
Sell or Keep
Repay the loan when you sell, or refinance into a long-term DSCR rental loan if the numbers work better as a rental.
Purchase and Rehab in One Loan
Leverage sized to the deal, not just the purchase price
Fix and flip loans finance a share of the purchase price and the renovation budget, with the total capped at a share of the after-repair value. Many programs lend up to 85% to 90% of the purchase and up to 100% of the rehab, capped at 65% to 75% of ARV. Your experience, credit and the deal set where you land.
Best fit for investors who are:
- Buying a distressed or dated property to renovate and sell
- Experienced flippers scaling to more projects
- First-time flippers with a solid scope and budget
- Buying in an LLC or other entity
Rehab Funds Released in Draws
Pay interest on what you use, not what you were approved for
The renovation budget is held back at closing and released as each phase is completed and verified by an inspection or photo review. You submit the scope of work and budget up front, and the draws follow it.
What lenders review:
- A line-item scope of work and budget
- Your contractor and timeline
- Comparable sales that support the ARV
- Your track record, if you have one
Sell It, or Keep It and Rent It
Plan the exit before you close
Most flips are repaid from the sale. If the numbers work better as a rental, you can refinance into a long-term DSCR loan that qualifies on the property's rent instead of your tax returns.
Talk to us early if you:
- Might hold the property as a rental
- Expect the project to run past the loan term
- Plan several flips a year and want a repeatable structure
- Are buying at auction or need to close fast
